Maintenance and Inspection
A roofing system represents a sizable investment for your company.  As with any other asset, you want to maximize the return on this investment.  Proper management of this asset is the key to success. 
 
Preventative maintenance and repairs help you achieve the most service life available from your existing roofing system.  The average life of a commercial roof is 10 - 15 years.  Many customers are not aware of the savings that can result from a long-term maintenance program.  Maintenance can be the difference between a roof that meets or exceeds it's expected service life or one that prematurely fails. 
 
All physical assets require maintenance to reach maximum life expectancy.  Determining exactly when and how to extend the life of your roof requires special knowledge and skills.
 
All roofs need periodic maintenance and will eventually require replacement.  Nothing lasts forever.  There is no such thing as a minor leak.  Leaking can only lead to premature and costly reroofing projects - projects that can be deferred with proper maintenance.
 
Preventative maintenance is vitally inportant to roof asset management.  Your roof protects your building and the contents, and it is only as good as the care and maintenance you provide for it.  Major manufacturers issuing a roof warranty require the owner to perform routine roof maintance to maintain their warranty coverage.
 
Langdon Roofing offers maintenance and inspection services to businesses and homeowners on any flat or low slope roofing system.  We offer Maintenance Agreements that include scheduled inspections at six month or yearly intervals.  Frequency of inspection is dependent on roof age and condition.
 
As part of our maintenance service, we inspect and document with photographs any problems that need to be addressed.  The documentation is reviewed with you prior to any work commencing, and after services are rendered.
 
Examples of Maintenance/Inspection Services:
  • leak investigations;
  • clean drainage outlets, drains, gutters, scuppers or overflow scuppers;
  • remove debris - leaves, limbs, even bottles, bricks and other items that are often thrown to the roof from parking lots, streets, and neighboring properties;
  • check all metalwork or terminations for adequate securement to prevent roof blowoff;
  • check all areas of roof for missing or deteriorated sealants and caulking;
  • inspect all roof penetrations (rooftop units, soil stacks, ventilation equipment, equipment supports)
